Holiday Home Shopping – it’s the perfect time!

I’m not sure what you have heard about the housing market and searching for a home in December so I thought I would clear things up.   The Winter Holiday Season is actually an awesome time to purchase a home – especially for buyers!

The simple reasons:
1. Sellers tend to be a little more motivated.
2. There are far fewer buyers competing for the same popular properties.

Those buyers that have been through a hot Spring market know what I mean… multiple offers, “highest and best”, “escalation clauses”, buyers waiving home inspections, sellers not accepting any contingencies, deferred showings to increase hype, and often Cash Offers beating out everyone in the end. Not fun.

(Experienced Agents also know that buyers’ remorse is a big consequence of a fast moving, “gotta get my offer accepted” Spring market. All too often we see buyers reconsider their offer that may have been over asking price once the reality of being under contract to purchase sets in.)

Whose market is it anyway?

Ah, the age old question in real estate from clients… is it a buyers’ market?  sellers’ market?   Economists define the state of our local real estate markets based on the amount of housing inventory available.   Inventory determines sellers or buyers market

In general, when there is less than a 6 month supply of housing inventory, we refer to that as a Sellers’ Market where home prices will tend to be increased.   When there is a 6-7 month supply of housing inventory,  this is a Neutral Market.  In a neutral market, home prices will follow the trend of inflation and not see significant price increases or decreases.  When there is more than a 7 month supply of inventory, this is referred to as a Buyer’s Market.  In a Buyer’s market, home prices will be decreased over time.

A key fact to remember … the type of market you fall into can vary based on your specific price point, your specific town, and even the specific area of town in which the property is located. 

So what does this mean when pricing your home or submitting an offer on a home to purchase?  These definitions merely provide a general guage of market activity.   It means you still must evaluate the active listing competition on the current market,  recent properties that have gone under agreeement, recent Sold property prices, AND how much selling or buying that specific property means to you.   Sometimes you only get one chance to make the sale or purchase a specific property.

You thought finding the right real estate agent,  getting pre-approved by a mortgage officer, searching through listings, riding through neighborhoods, and touring houses to find the right home was the hard part?   That’s just the beginning, but a beginning to what should be a happy ending.  Buying (and selling a home) is process.  See below for a general guide to  keep that process moving along…

Making an Offer:
1. Find a great home
2. Determine offer price
3. Determine amount you will be financing
4. Determine a closing date
5. Jen will complete the offer form for you to review and sign
6. Deposit check to listing office to bind the offer (typically $1000, it does get deposited!)
7. Pre-Approval Letter from your bank or mortgage company
8. MA Agency Disclosure Form signed at first meeting
9. A personal note to the sellers is nice touch depending on situation
Jen sends it all to the listing agent.

Negotiate.

Agree on price and terms

Sign revised contract and check gets dropped off to listing agent to deposit

Contact attorney and home inspector

Home Inspection.
*Looking for major mechanical, structural, safety, and health issues.
1. Jen can recommend trusted home inspectors or check with friends, family, co-workers
2. Must take place typically within 10 days of signed offer.
3. Attending as a buyer is important to learning how the house “works”
and hearing what deficiencies may exist and what to do about them.
4. Negotiate any issues.
Sellers can make repairs, seller can give a credit, or seller can do nothing.

Purchase and Sale Agreement (P&S)
Overriding contract to the offer in the sale of the home
Worked on and agreed upon by both the buyers’ and seller’s attorney
Make additional P&S deposit – bank check to listing company

Appraisal.
Ordered by your mortgage company.  Paid for by you.

Completing Mortgage File.
Submit anything & everything your mortgage company asks for,
when they ask for it,
and no matter how many times they ask for it 

Mortgage Commitment.
Your loan along with the property you are purchasing have been approved by the bank
You likely will still have a few conditions on your to-do list – make sure “to do” them

Clear to Close from mortgage company (nothing left on your mortgage to-do list)

Homes Fur Sale

WatsonEvery day is “Puppy Day” in my world 🙂  but I really did enjoy people celebrating their furry friends on Facebook last week during “Happy Puppy Day”.

So I am sending out a big “Hello” to some of my favorite furry friends I have had the pleasure of meeting, hanging out with, walking with, and talking with these past few years in real estate. I know these special pups make a difference in your days and I want you to know they make a difference in my day too! Nothing like a little pet therapy in the middle of a crazy day of offers, negotiations, home inspections, attorneys, mortgages, closing, etc to make everything feel OK again 🙂

 

And please know when it comes to listing and selling your home, if you have pets, their safety and well-being are my first priority.  I understand what an important part of a family these awesome dogs are. We will work together on figuring out the best plan for them whether it is grouping showings so you can have them with you for more condensed periods of time, finding a dog walker, making them a comfy home in the corner, having a teammate with me on showings and open houses … whatever it takes.  When we list your home “fur sale” your favorites friends will not be forgotten.
