What a Difference Wednesday … 3% Down Payments!

Great news for some of my favorite clients … First Time Home Buyers!

Fannie Mae announced a new 3% down payment option for qualified first time buyers!!  Some homeowners with Fannie Mae loans may also be able to refinance with a 97% LTV (loan to value) which is good news for those who would not qualify under HARP (home affordable refinance program).

Fannie Mae Announces 97 Percent LTV Option for First-Time Homebuyers
Lower down payment enables qualified borrowers to access credit

WASHINGTON, DC – Today, Fannie Mae (FNMA/OTC) announced an option for qualified first-time homebuyers that will allow for a down payment as low as three percent. Building upon Fannie Mae’s successful lower down payment program offered through state Housing Finance Agencies, the 97 percent loan-to-value ratio (LTV) option will expand access to credit for qualified first-time homebuyers that may not have the resources for a larger down payment. These loans will meet Fannie Mae’s usual eligibility requirements, including underwriting, income documentation and risk management standards. These loans will require private mortgage insurance or other risk sharing, as is required on purchase loans acquired by the company with greater than 80 percent LTV. Read more

What a difference Wednesday – Flynn Terrace

Unit 24 over at Flynn Terrace looks amazing! Can’t wait to see it with granite and appliances installed!

What? Electronics Recycling, unwanted electronic items, regardless of age or condition.

TV & MONITOR DROP OFF FEES NOW APPLY IN MASSACHUSETTS as electronic waste recyclers are not being reimbursed for collecting and transport expenses. Fees apply as follows:
Television and monitor drop off fees $10 for up to 29 inches, $15 for up to 30 inches and $15 for anything larger.

Rear projection and wood cabinet/console TVs – $20.

A $10 disposal fee applies to all coolant containing devices such as mini-fridges, household air conditioners, water coolers and dehumidifiers.

ALL OTHER items are FREE: computers, flat screens, mice, laptops, all phones, keyboards, printers, toner cartridges, wire, stereos, DVD/CD players, batteries, and any small household appliances.

Items that are not accepted include light bulbs, mattresses, paper or Styrofoam, paint, firearms or broken TV tubes.

This drop off is open to anyone from North Attleboro and surrounding communities saving on disposal fees and diverting e-waste from landfills and transfer stations for reuse or recycling.

This truly is a site that reflects Me – my professional side as a real estate agent and also my personal side as a mother, wife, friend, and community member.   I couldn’t be great at either without the support of my friends, family, community, and trusted business affiliates.   I love getting new clients referred to me by people I know.  People who know me, know I care about my clients and doing everything I can to help them make the right decisions when it comes to real estate.  Starting off a client relationship with a baseline of trust always makes the home buying or selling process easier to work through – and if you’ve been through it, you know it is a “process” and there are always things to “work through” 🙂   But, we can get it done!
