Recently, KCM (Keeping Current Matters) reported that many believe a recession could happen within the next two years. We explained that 70% of economists and market analysts surveyed last year believe that a recession will occur in 2019 or 2020 and that 42% of consumers currently looking to purchase a home also agree that a recession will occur this year or next.

However, the U.S. economy has performed well in the first quarter of 2019 and that has caused some experts to change their thinking on an impending economic slowdown.

Here are a few notable examples:

Anthony Chan, Chief Economist at JPMorgan Chase

“I feel really comfortable that the economy is slowing down this year, but not going into a recession… It doesn’t look, to me, like the odds of a recession in 2020 are there.”

Dean Baker, Senior Economist at the Center for Economic & Policy Research

 “To sum up the general picture, the U.S. economy is definitely weakening… However, with wages growing at a respectable pace, and job growth remaining healthy, we should see enough consumption demand to keep the economy moving forward. That means slower growth, but no recession.”

Lisa Shalett, Chief Investment Officer, Wealth Management at Morgan Stanley

“I’m not convinced a recession is coming soon… I see an improving housing market (low rates help), a rebound in bank lending, a tight labor market, higher oil prices and well-behaved credit markets. All these point to a stable U.S. economic outlook.”

Bottom Line

We are seeing a stronger economy than many had predicted. That has caused some experts to push off the possibility of a recession further into the horizon.

4 Ingredient Gluten Free Peanut Butter Chocolate Bars – yahoo!

Who’s looking for super easy, super quick, super good gluten free snack to satisfy your strongest sugar/salt craving?   I was at a luncheon the other day and these bite sized nuggets of goodness were served.   They certainly aren’t Reese’s peanutbutter cups 🙂  but I bet you could keep adapting the recipe to get them closer 🙂

Anyway, I seriously made a batch using one bowl, a whisk, a scraper, a pan, and a microwave.  Dreamy!  So here you go…

peanut butter bars

Four Ingredients:
Creamy peanut butter
You can definitely go with natural and unsalted peanut butters – but I haven’t gotten to that point of healthy treats yet 🙂
Honey or pure maple syrup
Gluten free rolled oats
Chocolate chips 

Directions for the bars:
1 cup creamy peanut butter
1/4 cup plus 2 tablespoons honey or syrup
1 1/4 gluten free oats

  1.  Line an 8 inch spare pan with parchment paper or wax paper.
  2.  In microwave safe bowl, add peanut butter and maple syrup/honey.  Blend together with a whisk.  Microwave in 30 second intervals and whisk in between until warm, smooth, and a little bubbly.
  3. Add the oats.  Combine until peanut butter mixture and oats are throughly blended.
  4. Pour oat mixture into the parchment lined pan and press until evenly dispersed.

Directions for the chocolate layer on top:
1/2 cup chocolate chips
1/4 cup plus 1 tablespoon creamy peanut butter

  1.  Wipe out that microwavable bowl and add remaining peanut butter and chocolate chips.  Stir together and again in 30 second increments, heat in microwave until mixture can be blended completely and is smooth.
  2. Pour over the oat mixture already in the pain and spread evenly.
  3. Place in freezer for 30 minutes or until firm on top.  Remove and slice into small bars – you may need to wait for them to thaw a bit to get a good cut.
**I HIGHLY recommend waiting for bars to come back to room temperature before eating.  They can be tough to chew when still frozen 🙂 These can be stored in the refrigerator or in covered containter but again, I think most enjoyable when not cold.

Whose market is it anyway?

Ah, the age old question in real estate from clients… is it a buyers’ market?  sellers’ market?   Economists define the state of our local real estate markets based on the amount of housing inventory available.   Inventory determines sellers or buyers market

In general, when there is less than a 6 month supply of housing inventory, we refer to that as a Sellers’ Market where home prices will tend to be increased.   When there is a 6-7 month supply of housing inventory,  this is a Neutral Market.  In a neutral market, home prices will follow the trend of inflation and not see significant price increases or decreases.  When there is more than a 7 month supply of inventory, this is referred to as a Buyer’s Market.  In a Buyer’s market, home prices will be decreased over time.

A key fact to remember … the type of market you fall into can vary based on your specific price point, your specific town, and even the specific area of town in which the property is located. 

So what does this mean when pricing your home or submitting an offer on a home to purchase?  These definitions merely provide a general guage of market activity.   It means you still must evaluate the active listing competition on the current market,  recent properties that have gone under agreeement, recent Sold property prices, AND how much selling or buying that specific property means to you.   Sometimes you only get one chance to make the sale or purchase a specific property.

You thought finding the right real estate agent,  getting pre-approved by a mortgage officer, searching through listings, riding through neighborhoods, and touring houses to find the right home was the hard part?   That’s just the beginning, but a beginning to what should be a happy ending.  Buying (and selling a home) is process.  See below for a general guide to  keep that process moving along…

Making an Offer:
1. Find a great home
2. Determine offer price
3. Determine amount you will be financing
4. Determine a closing date
5. Jen will complete the offer form for you to review and sign
6. Deposit check to listing office to bind the offer (typically $1000, it does get deposited!)
7. Pre-Approval Letter from your bank or mortgage company
8. MA Agency Disclosure Form signed at first meeting
9. A personal note to the sellers is nice touch depending on situation
Jen sends it all to the listing agent.

Negotiate.

Agree on price and terms

Sign revised contract and check gets dropped off to listing agent to deposit

Contact attorney and home inspector

Home Inspection.
*Looking for major mechanical, structural, safety, and health issues.
1. Jen can recommend trusted home inspectors or check with friends, family, co-workers
2. Must take place typically within 10 days of signed offer.
3. Attending as a buyer is important to learning how the house “works”
and hearing what deficiencies may exist and what to do about them.
4. Negotiate any issues.
Sellers can make repairs, seller can give a credit, or seller can do nothing.

Purchase and Sale Agreement (P&S)
Overriding contract to the offer in the sale of the home
Worked on and agreed upon by both the buyers’ and seller’s attorney
Make additional P&S deposit – bank check to listing company

Appraisal.
Ordered by your mortgage company.  Paid for by you.

Completing Mortgage File.
Submit anything & everything your mortgage company asks for,
when they ask for it,
and no matter how many times they ask for it 

Mortgage Commitment.
Your loan along with the property you are purchasing have been approved by the bank
You likely will still have a few conditions on your to-do list – make sure “to do” them

Clear to Close from mortgage company (nothing left on your mortgage to-do list)
Closing Disclosure issued and three days later… Closing!!

Then guess what? You’re Home!
