As many of my clients have learned this fall, real estate can be hard work!  There can be so many variables involved in a deal that are tough to predict.  I love to pull up statistics and analyze data, but in the end, data can’t always predict buyer or seller behavior.  After all, it is people we are dealing with when buying and selling homes. And people vary immensely when it comes to their motivations, negotiating styles, and values.

I hear so often from other professionals in my field…
Open houses don’t sell houses.
Print media like newspaper ads and mailings don’t do anything.
Zillow is all that matters.
Social media is the key.
Search Engine Optimization should be an agent’s focus.

The fact is, we don’t know exactly what will resonate with each specific buyer or seller out in the market place.  When listing your property, my job as a Realtor is to assist you with preparing your home to hit the market and then to expose your property to as many likely buyers as possible.  I need to have a good working knowledge of your property  and understand any objections buyers may have so I can address those with solutions whether immediately or with a follow up call or e-mail. When with potential buyers at your home, I am constantly trying to gauge what aspects of you property or location might be most important to highlight with each buyer through simple questions and careful listening.   Not everyone is able to make a decision right away, that is where my patience and persistence pay off.   And then it is making sure your property is constantly being exposed whether on-line, through print media, or networking with other agents.  My job is to sell your home and I will do what it takes to get it Sold!

I recently worked with Liz and Ed to list and sell their home at 36 Pole Plain Road in Sharon.  So wonderful to assist them as they begin a whole new journey with their family and the testimonial below from them was an added bonus – it truly sums up what I work towards in all of my client relationships.

It’s Crunchy Asian Coleslaw time!

This salad is a go-to favorite of ours all year long but the recent string of beautiful New England summer days is making me crave it even more!  Blue skies, warm sun, eating outside…. time to bring out some classic summer recipes and we still love our classic Asian coleslaw!!

Crunchy Asian Coleslaw

Crunchy Asian SlawOne of my favorite side dishes … great served with cod, haddock, salmon, chicken, pork, or my kids love it paired with potstickers 🙂 For a main dish, just add chicken and serve. I always make a double batch of dressing, toast up half a bag of almonds, and cut up the whole bunch of scallions then store them in the refrigerator. I can then whip this recipe up in just minutes!

1 3-ounce packet of chicken flavor ramen noodles broken into ½ inch piece
¼ cup rice wine vinegar
¼ cup canola oil
1 Tablespoon sesame oil
¼ cup sugar
½ teaspoon ground pepper
1 ½ cups cubed cooked chicken (optional)
½ cup slivered almonds, toasted (can do in fry pan with some butter)
¼ cup chopped green onion
1 10-ounce bag of broccoli, confetti, or coleslaw (I use half broccoli slaw/half cole slaw)

In small bowl, mix rice wine vinegar, canola oil, sesame oil, sugar, pepper, and I just use half of the chicken seasoning packet from the ramen noodles. Mix ramen noodles, chicken, almonds, green onion, and coleslaw together. Add dressing. Chill 30 minutes turning occasionally. Then enjoy!!!

It is always such a pleasure to close on a home after working with clients for an extended period of time.  Some real estate agents prefer not to work with buyers who are “thinking” or “just starting to look”.  For me, having the time to develop a trusting relationship with clients over months (or even years) is an added bonus.  They understand I am not in real estate for the quick sale and that truly  I care about finding them the “right” home or helping them to sell at the right time. The Big 5 and Your Credit

Loving that buyers can start off the new year with mortgage rates still in the 3’s AND for First-Time Home Buyers, the 3% down payment loans are back – yay!!

First Homes are the Best

Low down payments, low interest rates… now what do you need to take advantage of both?

First, you’ll want a great buyer’s agent, like myself of course 🙂  I will help you find a home that suits your lifestyle & negotiate terms that fit your budget.

You will also need a trusted mortgage officer to help you secure a mortgage with a lender.  And, finally, lenders are going to want to see good credit to give you the most flexibility with down payments and the best rates. Now, what goes into a good credit score?

Your credit score reflects the amount of risk a lender may be taking when they loan money to you.  It indicates how responsible you have been in taking out credit and paying back those loans and bills.  If you have not shown stable repayment of debt, expect a low credit score (and expect that banks may not want to loan you hundreds of thousands of dollars for a new home or that they may charge you much more to borrow from them).  On the flip side, if you have taken out credit and managed it well, your score will be higher rewarding you with better rates and more options for loans. This article takes only a few minutes to read, but is great information for years to come whether working to maintain your credit or rebuild it.

A Sliding Barn Door… Love it!

I definitely love décor that tells a story. And even more than décor, any of my buyers will tell you I love Homes that tell a story! It is so satisfying to see before and after pictures of houses I have sold to see how each buyer puts their own personal stamp on their interior and exterior spaces. A plain, forgettable, house soon becomes a memorable comfortable “Home”.

This is one project I have always wanted to try in my house. A sliding barn door offers function and style plus does not take up space in your room. No need to rip open walls for pocket doors or framing openings for standard doors. And think of all of the possibilities for the door itself… casual, rustic, painted, metal. Or, heck you could do a chalkboard, huge dry erase board, calendar on one side and always have access to it since door won’t be opening and closing in standard fashion.
