Reflecting on 2019

It’s here… can you believe it is 2020? Seriously, 1990 is now just as far in the past as 2050 is in the future. Crazy. And I can’t believe I have been away from BeHomeBeWell for so long. I am thrilled to be able to dedicate some time to share here once again.

Reflecting on 2019 I am proud to say that as a Mom I made it through the college application process, FAFSA application process, final dance recitals, senior prom, high school graduation, and then dropping my daughter off for her freshman year of college – all during one of the busiest and most successful years in real estate I have had.

A huge thank you to all of my amazing buyers and sellers. I couldn’t have done it without you.

As my clients, you all had very different stories. Different challenges. Different motivations. But, together we go it done, no matter the obstacle. It was your willingness to collaborate and work towards a solution that lead to so many homes being sold, so many homes being bought, and so many homes being built. What an honor to have had the opportunity to work with each one of you!

And congratulations on so many of your blessings over the past year! Engagements, weddings, babies, new homes, retirements, cancer remission, new jobs, new puppies, exciting home renovations, and even a much needed transplant for a very deserving gentleman. Just amazing and know I have celebrated all of that with you.

Along with the celebrations there have also been struggles and sadness. Many lost loved ones, dealt with incredible mental health and medical diagnoses, had jobs eliminated, suffered injuries, and faced sudden and unexpected financial difficulties. Life has a way of challenging us that is for sure. There were many moments I would cry quietly in my car thinking of all you were enduring … no doubt about it, life is hard.

Sharing your personal journeys and your real estate journeys has allowed me to continue to grow, learn, and appreciate all of my amazing blessings. Thank you again for allowing me to earn your trust and be a part of making your last real estate move whether buying or selling. I also wanted to let you know, that once again, as each of your deals closed this year, you made a difference in the lives of children living with serious illnesses and their families. My family tucked away $100 per closing to donate to an organization very near and dear to our hearts – The Hole in the Wall Gang Camp. They made all of the difference for us when our daughter Zoe was diagnosed with brain cancer and they still continue to make a difference today for Avery, Pat, and me as we learn to live as a family of three now. This year we donated $4000. We could not be happier about making such a big contribution to such a worthy cause.

Heading into 2020, I wish you much happiness and health in the year to come…

Classic Buffalo Wing Recipe to Bring Home the Win!

I’m not just a Realtor who is good at finding houses 🙂 I also love finding the perfect recipes for the foods we love best. If you are looking for the perfect chicken wing recipe, I assure you, this classic will bring home the win every time!

We pretty much will eat anything that has been “Buffalo-ized” in our house. Chicken, shrimp, mac & cheese, pizza, egg rolls, dips, calamari, French fries, baked potatoes … we’ve done it all! So thankful to have discovered this recipe as we now routinely come back to these classic wings based on the original Anchor Bar recipe from Buffalo, NY. (It’s been a long time since I ate wings in Buffalo, NY , but we make these at least once a week and now prefer them to ordering out in our area!)

About 3 lbs of chicken wings (you can buy the wingettes already set to go, or buy whole wings cut them apart at the joint)
1 Tablespoon peanut oil (or vegetable oil)
1 tsp salt
1 cup flour
1 1/2 Tablespoons white vinegar
1/4 tsp cayenne pepper (increase slightly for hotter wings)
1/8 tsp garlic powder
1/4 tsp Worcestershire sauce
1 tsp Tabasco sauce (increase slightly for hotter wings)
1/4 tsp salt
6 Tablespoons Frank’s hot sauce
6 Tablespoon butter

Preheat oven to 425 degrees F.

1. Toss wings in a bowl with oil and salt. In large zip lock bag, add flour. Add wings to ziplock with flour and shake until evenly coated.

2. Line cookie sheet with foil and oil (I usually use about 1 Tablespoon of peanut oil for added flavor and evenly coat the foil by spreading it around with my fingers. Make sure it is all covered so wings don’t stick.)

3. Take wings out of bag, shake off extra flour, and place on cookie sheets. Do not crowd them so they bake evenly. Place on bottom rack of oven and bake for 20 minutes at 425. Then flip and bake for another 20 minutes, or until wings are cooked through.

4. Time to make your sauce… in sauce pan combine white vinegar, cayenne, garlic powder, Worcestershire, tabasco, salt, Frank’s hot sauce, and butter. Cook on low heat until blended then let turn off heat and let sit (Go low and slow with the heat when cooking the sauce. If you cook on too high of a heat, the butter will separate from the sauce.)

5. Once wings are done cooking, place in large mixing bowl. (I try to stack them up on the edges of the bowl so when I pour the sauce in, it is a little easier to evenly coat the wings.) Gently toss with wooden spoon or spatula (don’t get too “rough” with them, you don’t want them to lose any of their crispy coating goodness).

6. Serve with blue cheese and celery. Enjoy!!

You thought finding the right real estate agent, getting pre-approved by a mortgage officer, searching through listings, riding through neighborhoods, and touring houses to find the right home was the hard part? That’s just the beginning, but a beginning to what should be a happy ending. Buying (and selling a home) is process. See below for a general guide to keep that process moving along…

Making an Offer:
1. Find a great home
2. Determine offer price
3. Determine amount you will be financing
4. Determine a closing date
5. Jen will complete the offer form for you to review and sign
6. Deposit check to listing office to bind the offer (typically $1000, it does get deposited!)
7. Pre-Approval Letter from your bank or mortgage company
8. MA Agency Disclosure Form signed at first meeting
9. A personal note to the sellers is nice touch depending on situation
Jen sends it all to the listing agent.

Negotiate.

Agree on price and terms

Sign revised contract and check gets dropped off to listing agent to deposit

Contact attorney and home inspector

Home Inspection.
*Looking for major mechanical, structural, safety, and health issues.
1. Jen can recommend trusted home inspectors or check with friends, family, co-workers
2. Must take place typically within 10 days of signed offer.
3. Attending as a buyer is important to learning how the house “works”
and hearing what deficiencies may exist and what to do about them.
4. Negotiate any issues.
Sellers can make repairs, seller can give a credit, or seller can do nothing.

Purchase and Sale Agreement (P&S)
Overriding contract to the offer in the sale of the home
Worked on and agreed upon by both the buyers’ and seller’s attorney
Make additional P&S deposit – bank check to listing company

Appraisal.
Ordered by your mortgage company. Paid for by you.

Completing Mortgage File.
Submit anything & everything your mortgage company asks for,
when they ask for it,
and no matter how many times they ask for it 

Mortgage Commitment.
Your loan along with the property you are purchasing have been approved by the bank
You likely will still have a few conditions on your to-do list – make sure “to do” them

Clear to Close from mortgage company (nothing left on your mortgage to-do list)
Closing Disclosure issued and three days later… Closing!!

Then guess what? You’re Home!

Easy Pear Salsa – it’s another good one!

I am still a huge fan of my favorite Black Bean and Corn Salsa. This year-round delicious pleaser continues to wow crowds whether at a backyard BBQ, sitting poolside, or snuggled onto the couch to watch the Super Bowl. BUT, I now have another fresh tasting salsa recipe that a good friend introduced me to. I could easily devour (and have devoured – sorry Jess!) an entire the bowl if left in front of me.

I am now officially adding this Easy Pear Salsa to my list of favorite recipes. The sweetness from the pears, the acid from the lime juice, along with the hot spiciness from the jalapenos is just perfect. Awesome on a tortilla chip or something sweet and spicy to liven up blackened fish or chicken – I’m getting hungry just thinking about it!

This recipe is definitely worth bringing to any picnic or cookout this summer!! (Jess mentioned that her recipe came from Weight Watchers – the photo from the Weight Watchers site to the left will link you to their “Pear Chutney”. I’m thinking if I called it chutney, I might not get as many people willing to try it 🙂 . )

Ingredients:

2 ripe Bosc or Anjou pears diced to fit on a chip (I leave the skins on)
1/4 cup chopped fresh cilantro
1 finely chopped jalapeno (no seeds)
1/4 cup dried cranberries (I dice them small again to fit on a chip. If you do chop them, don’t be surprised that your dip turns pink )
2 tablespoons finely chopped red onion
1 tablespoon fresh lime juice (one lime)
approx 1/2 teaspoon salt (add a little at a time to taste)

Directions:
Chop pears, cilantro, jalapeno, red onion, and cranberries.
Add to bowl. Toss gently.
Add fresh lime juice. Add salt to taste. Gently toss.
Let sit 10-15 minutes.

Serve.

Awesome with tortilla chips, Triscuits with Brie cheese, fish, blackened chicken or just in a spoon!!

Don’t be scared… get the facts!

Mortgages and the home buying process continually evolve and change to meet the needs of the ever changing consumer, adjust to the state of over all economy, and facilitate a strong housing market without becoming irresponsible again.

So, “No”, it is not like when your parents bought a home 20 years ago or even when you friend bought a home 5 years ago. But knowledge is power. As long as you know the facts, you too can be on the path to home ownership which most financial advisors still believe is one of the best long term investments you can make with your money.

And of course, educating and sharing the facts is one of my favorite roles as a real estate agent. Whether I am working with first time home buyers, move-up buyers, empty-nesters, or retirees … the entire transaction moves along smoother when we take as much of the uncertainty and fear out of the process as we can.
