Look no further… build your dream home at Brigham Hill! Model Open Saturday 12:00-2:00

Brigham Hill Estates WelcomeBrigham Hill Estates by Jen McMorran, New Construction and First Time Home Buyer SpecialistTired of searching through listings and waiting for the perfect home to be listed for sale?  Is it time to consider building your dream home and Brigham Hill Estates in Attleboro’s is the community to build it in!  As Attleboro’s premier builder, WB Construction’s custom homes truly set the bar for all new subdivisions in the area.

~OPEN HOUSE, Saturday, April 29~
12:00-2:00

Lot 205/215 Ingall Lane
Brigham Hill Estates
Attleboro, MA

(Directions: Slater Street to Teaberry Lane to Ingall Lane
OR Brigham Hill Rd to Teaberry to Ingall Lane.)IMG_1487

Lot 215 Ingall Lane in Phase II of Brigham Hill Estates will be closing in the middle of May.  Now is the time to tour and start working on the layout, design details, and amenities you would like to include in your new home.

These buyers went with a very soothing and neutral palate in terms of color but the high end finishes certainly shine through.  Their choices create a home that is the perfect backdrop for any furnishings,  fun pops of color, and the warmest of  welcomes to anyone as they step through the front door.  Check out the photo gallery below then stop by the Open House or contact me for a private tour (Jen McMorran 508-930-5259, jen.mcmorran@gmail.com).  It is worth seeing the pride and workmanship that go into these WB Construction homes!  Pricing all based on plans and designs but homes are starting in the high $500’s.

It is no wonder Phase I is sold out and Phase II only has a few remaining lots.  But don’t worry, Brigham Hill Phase IIIwe have just received approval so to open the next 20  lots on Pass Farm Road which will connect Ingall Lane to Slater Street.

The Spring 2017 market is exciting but can also be a tough, fast paced time for buyers as inventory of great homes coming on the market tends to be low. When nice homes hit the market, competition for them is high often with multiple offers and above list sale prices.  Building could be a great option to ensure your next home is the right one for you, but I am also very happy to help navigate the current housing market with you in the search for an existing home to purchase.  I cover all price ranges and completely commit to my clients no matter what their budget it is.  (In fact, I love working with first time home buyers and sellers!!)

Crazy good spiked cranberry punch!

This was a big hit for my family and friends last Thanksgiving.  Absolutely delicious, not too sweet, and looked really pretty on the table and in people’s hands as they carried them around (though they didn’t get too far before finishing!)

cranberry-apple-whiskey-punchINGREDIENTS

1 pound fresh cranberries
1 cup sugar
½ gallon water
½ gallon apple juice, chilled
16 ounce cinnamon whiskey (Fireball) , chilled
1 bottle sparkling wine, chilled
Fresh apples
Fresh oranges
Additional fresh cranberries  for garnish
Cinnamon sticks for garnish

PREPARATION

1. Combine cranberries, sugar, and water over medium-high heat, and cook until berries are completely soft and “mushy”.  They will “pop” , cook down,  and become soft in about 10 minutes.

2. Strain and set aside to completely cool before adding to the punch.

cranberry-apple-whiskey-punch-and-turket3. Thinly slice the apples and oranges and layer into a punch bowl.  Add cranberry juice, apple juice, and whiskey and stir gently to combine.

4. Pour in bottle of sparkling wine and add some cranberries for an additional colorful garnish.

5. Serve and enjoy!

* Juice, Fireball whiskey, and sparkling wine should be chilled prior to making punch.  To keep punch cold without diluting with ice, freeze apple juice in a ring  or ice cube tray and float in the punch.

The punch went great with my Butterball!

This homemade punch is delicious and could not be easier to make.  As an added bonus, my daughters and I also discovered a new use for our left over bags of cranberries from Christmas and Thanksgiving.  Cooking a bag of cranberries with a half gallon of water and a cup of sugar actually makes an awesome batch of cranberry juice.  Never would have thought about it before making this recipe!!  I bet it would make a nice non-alcoholic punch as well by adding sparkling apple cider and cinnamon sticks.   Looking forward to trying that next!

Give me an “A”!

Though many residents of neighboring towns may be surprised, those currently living in Attleboro  won’t be shocked at this news…

Buyers from all over (especially higher priced Boston housing markets) are now seeking out Attleboro as a place to purchase a home and settle whether living a single, couple, or family lifestyle.  Attleboro’s proximity to major routes and train lines make it the perfect location for commuters when traveling North to Boston, South to Providence, or West to Marlborough.   Home prices are on rise but still affordable compared to other markets.  The energy of the downtown and continued revitalization throughout the city definitely appeal to those wanting to get in early on a growing real estate market.  Resources are being invested into schools, building, businesses, infrastructure… all of the factors that contribute to creating a great community and solid real estate investment.

IMG_7862Are you interested in moving to an energized area focused on progress?  There are charming properties close to downtown, luxury apartments near the new train station, mature established neighborhoods, beautiful  new subdivisions of single family homes, and new upscale Townhome projects all offering their own unique benefits. Attleboro truly offers homes for all lifestyles!

IMG_7961I, of course, take great pride in selling our new construction projects  – Brigham Hill Estate, Flynn Terrace, and Ides Hill Commons – but, “new” does not always appeal to everyone.   There are so many great established neighborhoods offering a variety of home styles at a variety of price points.

I’d love to help you explore all that Attleboro has to offer.  Give  call, text, or e-mail anytime and let me know if you are thinking about buying, what price range you would like to target, and general criteria for you new home (i.e. bedrooms, bathrooms, garage, yard, location, style, etc.).  I’ll do a little research and get right back to you.  Happy to give recommendations for mortgage officers and banks if you need help getting started with financing as well.

And, certainly, if you are thinking about selling – let me know!!  I have countless buyers searching for the right home in Attleboro.  Buyers are out looking and ready to buy!

Realtor.com (or .con) ?

22 cottageYou are browsing through listings on Realtor.com.  You know, just for fun.

And it happens, a home appears on the screen that may be “It”.

Hesitant to call and schedule an appointment, you fill out the “tell me more about this property” form in hopes the listing agent will send along some special tid bits of information on that listing.

Well, sadly, as it is with much of what we find on the World Wide Web, this contact form is not going to give you what or whom you are expecting.

The “tell me more about this property” form is not to provide you, the consumer, a service. This “form” is instead a tool Realtor.com uses to make additional money by charging agents for buyer leads (even on their own listings).    Your contact information is passed on to someone who has paid for “your lead” and may not to the agent associated with that listing.

If Realtors and brokerages choose not to pay the monthly fee, inquiries on our own listings are randomly distributed to those willing to pay a fee for leads.

For Sale by Jen McMorranSo, how can you get more information on the property from the listing agent who actually has direct connection to the sellers and has taken the time to “learn the house”?  Scroll almost all of the way down the property information page to the section entitled “Listing Provider”.  There you will find the Listing Agent’s name.  Since I have a profile all set up, you just need to click on Jen McMorran and that link will bring you to my agent page with all of my contact information.  I’d then be happy to send along any information I have (as I am sure any list agent would!!)

Real estate websites absolutely play a vital role in marketing properties and reaching the most consumers. I just feel it is so important for consumers to understand how these sites work.  If you are directed to an agent does not understand a property (or projects like our new construction), you as a buyer run the risk of being misadvised and/or missing out.  (Sadly I had this happen to two buyers this past spring when our Flynn Terrace townhomes were selling so fast.  Those two buyers missed out and a third had a pretty stressful transaction as they used the random agent assigned through Realtor.com to represent them.)

So, if you don’t have an agent and want “more information” from a source who actually has it, scroll down to the Listing Provider section.  If you do already have a relationship with an agent, give them a call and let them know you think you may have found the “one”.  They can then make the calls for you.

Real Estate transactions can be stressful enough… no need to make them more stressful.   Rely on the listing agent who knows the property best for more information or call the agent who knows you and your needs the best!

Hey Mom – I’m putting a star up on my star chart!

This is why I work hard and how I want
my buyers and sellers to feel at the end of every transaction. Thanks Kyle!

191 Tiffany Working with Jen was a pleasure. She assisted us in first buying our new house and again a month later as our selling agent for our condo. She had great insight into the local market and quickly understood what we were looking for in a new house.

14 Dailey outside
As a seller’s agent, Jen did an excellent job with our listing. Here her research and expertise led to an initial listing price higher than I would have done, but it resulted in a showing and ultimately an offer on the first day…

I would highly recommend Jen to anyone looking for or selling a house. She was very responsive and helpful during the entire process.  (Kyle R.)

What’s your goal?

Family Home Purchase

Does your new home search include…

a nice house

in a location that makes sense

with a mortgage you can afford?

Sounds pretty reasonable to me.

Are you feeling “stuck” because you have to sell you current home?

Are you afraid you won’t sell your current home
for as much as you think you should?

I can’t stress enough the importance of getting all of the facts
and considering the whole situation.

Maybe you’ll have to sell your current home for less than what you paid for it. Or, maybe you are even going to sell it for less than what you owe on your mortgage. I’m sure the thought of bringing a check to the closing table to sell your house seems unbearable,
BUT… what if that allowed you to purchase your next home? That’s sounds better, right?

Try thinking of it as a cost associated with your purchase and not a loss on your sale.

Mortgage rates are still low and very affordable.   New housing inventory is steadily trickling on to the market.  Let’s determine the most likely selling price for you home.    Then let’s set up time with a mortgage officer to determine the price point you can afford and feel comfortable with on your next home purchase.

First time home buyerThere may be some bumps in your journey to a new home.

Ultimately, though,  if you end up in a home you like,
in a location that works
with a mortgage you can afford,
isn’t that really the goal and worth it?

I can be conveniently reached by phone 508-930-5259, text 508-930-5259 or e-mail jen.mcmorran@gmail.com.

Whether buyer, selling, or both, let’s determine your goal and create a plan to reach it.
