You thought finding the right real estate agent,  getting pre-approved by a mortgage officer, searching through listings, riding through neighborhoods, and touring houses to find the right home was the hard part?   That’s just the beginning, but a beginning to what should be a happy ending.  Buying (and selling a home) is process.  See below for a general guide to  keep that process moving along…

Making an Offer:
1. Find a great home
2. Determine offer price
3. Determine amount you will be financing
4. Determine a closing date
5. Jen will complete the offer form for you to review and sign
6. Deposit check to listing office to bind the offer (typically $1000, it does get deposited!)
7. Pre-Approval Letter from your bank or mortgage company
8. MA Agency Disclosure Form signed at first meeting
9. A personal note to the sellers is nice touch depending on situation
Jen sends it all to the listing agent.

Negotiate.

Agree on price and terms

Sign revised contract and check gets dropped off to listing agent to deposit

Contact attorney and home inspector

Home Inspection.
*Looking for major mechanical, structural, safety, and health issues.
1. Jen can recommend trusted home inspectors or check with friends, family, co-workers
2. Must take place typically within 10 days of signed offer.
3. Attending as a buyer is important to learning how the house “works”
and hearing what deficiencies may exist and what to do about them.
4. Negotiate any issues.
Sellers can make repairs, seller can give a credit, or seller can do nothing.

Purchase and Sale Agreement (P&S)
Overriding contract to the offer in the sale of the home
Worked on and agreed upon by both the buyers’ and seller’s attorney
Make additional P&S deposit – bank check to listing company

Appraisal.
Ordered by your mortgage company.  Paid for by you.

Completing Mortgage File.
Submit anything & everything your mortgage company asks for,
when they ask for it,
and no matter how many times they ask for it 

Mortgage Commitment.
Your loan along with the property you are purchasing have been approved by the bank
You likely will still have a few conditions on your to-do list – make sure “to do” them

Clear to Close from mortgage company (nothing left on your mortgage to-do list)
Closing Disclosure issued and three days later… Closing!!

Then guess what? You’re Home!

Always a pleasure to be of any assistance to you or anyone you know who is thinking about buying or selling a home. I love to work hard for my clients and your referrals throughout Massachusetts and Rhode Island.

Another happy ending and new beginning…

Another happy ending at 19 Sheffield St in Attleboro, Massachusetts!

SOLD Justin and GiannaI could not be happier for these first time home buyers who fell in love with this meticulously maintained three bedroom ranch in their dream neighborhood and for the sellers who are now moving on to their next chapter.   Though we all hear about the importance of on-line real estate marketing  with buyers flocking to Zillow, Trulia, Realtor.com, and the multitude of social media sites… I know never to underestimate the importance of sticking to the basics and the traditional avenues of marketing as well.  In this case, just a couple of signs were enough to ignite of the process of bringing together this amazing home with the perfect buyers.

Within hours of me putting up the For Sale sign in front of the house on Sheffield Street along with a directional sign at the end on North Main St,  I received a call that some very excited buyers wanted to make an appointment and see the home as soon as possible.  They had been hoping a property would come available in this neighborhood, and couldn’t believe their luck.  After searching for a home through the fast paced Spring and Summer markets, they and their agent knew not to waste time.

Calls continued to come in that Saturday as buyers and agents noted the new listing on-line.   We had multiple offers submitted by Tuesday, with the sellers accepting the winning bid that evening.

These sellers clearly took pride in their home both inside and out which absolutely shined through in the marketing photos as well as when buyers toured in person.  What a pleasure to work with them to get their home marketed and sold quickly.    And what a nice feeling to know that they are passing on this gem to such appreciative first time home buyers who will absolutely enjoy it for years to come!!

If I can ever be of any assistance to you or anyone you know thinking about buying or selling a home, please feel free to contact me by phone 508-930-5259, text , e-mail jen.mcmorran@gmail.com, or simply fill out the form below.  I love to work hard for my clients and their referrals!!

Staging to Sell

Real Estate Agents ProvidenceSoooooooo many sellers getting their properties ready to go on the market right now. I can tell that June is going to be a VERY busy month. I know I have three listings whose sellers all want to go “live” during the first week of June. I will definitely be taking the upcoming long weekend to rest up and hopefully my clients will be able to squeeze in a little fun as well while they really dig in to getting their homes “show” and “offer writing” ready!

The National Association of Realtors just shared the timely infographic of advice below on how to stage and style a home on a budget. So many great ideas that are both affordable, simple, and impactful when presenting your home to prospective buyers.
Staging your home on a budget for a fast sale

First impressions are everything.

Make sure your curb appeal is all it can be… weed the gardens, mow the lawn,  tidy up the mailbox, mulch the beds.  You want a nice clean presentation as buyers pull up the drive way.

And make sure to consider your front entry and door…  fix any loose bricks on the steps, paint the front door, clean the windows,  and I always love to add a potted geranium for a classic pop of color 🙂

Once inside, a good cleaning and some fresh paint really go a long way.   If you have pets, make sure buyers don’t see or smell traces of them.  Some buyers will turn around and walk right out if animals aren’t their cup of tea or if they have allergies.

Clear out as much furniture as possible keeping only those pieces that truly help to define the room.

When placing furniture, try to keep corners clear as this will help to give the room a more open spacious feel.  (Lighting in the corners also will help with that.)   Speaking of lighting, if you don’t have over head lights, make sure to have lamps to give off ample “glow” – especially for evening showings.  You don’t want buyers calculating how much it would cost to have an electrician come in to wire for more lights in the ceiling.

And, yes, get rid of the clutter and “stuff”.  You want buyers to feel relaxed and want their eye to continue traveling around a room or space.  If you have committed to selling, you have committed to moving so just start packing!!

Keep bedding simple if you can – white quilts or comforters are great to brighten up a space.   Keep decor on couches and chairs simple as well – one throw and a couple of pillows should be fine to add some pizzazz.  (And please don’t spread the throw out across the back of the couch, it just breaks up the space way too much and draws too much attention.)

Clear off those kitchen counters and bathroom counters.  It is so important that both of those spaces appear clean and neat.   Toothbrushes, toothpaste, combs, brushes, medicine, etc. should all go neatly under the sink or in a drawer.  Spice racks, coffee pots, mixers, toaster ovens, etc. should be removed from counters to show off the space in a kitchen.   (I suggest having a laundry basket handy for showings so you can load all of the extra “stuff” into it and then take it along in the car with you.)  Fresh fruit and fresh flowers are great for livening up a kitchen with color.

Outside in the backyard, group outdoor toy sets, arrange seating areas so they look deliberate, and get rid of anything that may look like “junk” to a buyer.  Seeing anything “broken” during a showing can set the tone for a buyer.  If something has been sitting for a year or more waiting for you to fix it… just get rid of it 🙂

Ultimately, you need to look at your home with Buyers’ eyes.  Be critical because buyers will be for sure!

Check out listings on-line and see how you feel about the rooms presented in the photos.   Take your own photos of the rooms in your home – do they look open and spacious or is your focus drawn more to the “things” scattered around the room.  People love to blow up pictures on their computer screens so background details matter.

And if you are thinking about selling, always feel free to contact me for a consultation on things to do around your home as well as what your home would be worth in the current real estate market.

Call/text 508-930-5259 or e-mail me at jen.mcmorran@gmail.com.  I really enjoy helping and working with you to decide on the best solutions to capture buyers’ attention to sell your home.

Fun Spring and Easter Bouquets

Are you ready to put the thought of winter behind you? Me too! We are supposed to hit 70 degrees this week. Who would have thought after the crazy winter we had in Massachusetts last year… yay! I am packing up the snow gear, shovels, and sleds. Time to think spring and for my family start planning for Easter.

These flower bouquet ideas put me in such a pleasant mood this morning. They would be great as decoration for your Easter celebrations but also easily adaptable for anyone just wanting to welcome Spring into their home.

If you haven’t ever arranged a bouquet of flowers with fun accessories in the vase, don’t worry, it is easy. To keep the flowers watered but decorations dry, place a small vase inside of a larger one. The small vase will be for the water and flowers. You can then line your decorations up in the dry space created between the vases – use your imagination as truly anything can work and make for a fun visual display. (Too big of a space? Just wrap paper towels or tissue paper around the inside vase to lessen the room.)

easter-flower-arrangements-29The umbrella is such a cute alternative to a wreath on your front door. To keep flowers in place, use floral foam. Getting foam in the shape of a cone seems works great. I also found that hanging the umbrella on the door first and then adding decorations and flowers was easiest.

Easter Grass DIY Spring Decor

Not sure why I love the simplicity of grass, but I do!  And how cute are those little terra cotta pots arranged on a cupcake tree?  Or some fancy grass in a nice glass bowl with simple decorations.  So pretty without being distracting.

Have fun and Happy Spring!
