Another happy ending at 19 Sheffield St in Attleboro, Massachusetts!

SOLD Justin and GiannaI could not be happier for these first time home buyers who fell in love with this meticulously maintained three bedroom ranch in their dream neighborhood and for the sellers who are now moving on to their next chapter.   Though we all hear about the importance of on-line real estate marketing  with buyers flocking to Zillow, Trulia, Realtor.com, and the multitude of social media sites… I know never to underestimate the importance of sticking to the basics and the traditional avenues of marketing as well.  In this case, just a couple of signs were enough to ignite of the process of bringing together this amazing home with the perfect buyers.

Within hours of me putting up the For Sale sign in front of the house on Sheffield Street along with a directional sign at the end on North Main St,  I received a call that some very excited buyers wanted to make an appointment and see the home as soon as possible.  They had been hoping a property would come available in this neighborhood, and couldn’t believe their luck.  After searching for a home through the fast paced Spring and Summer markets, they and their agent knew not to waste time.

Calls continued to come in that Saturday as buyers and agents noted the new listing on-line.   We had multiple offers submitted by Tuesday, with the sellers accepting the winning bid that evening.

These sellers clearly took pride in their home both inside and out which absolutely shined through in the marketing photos as well as when buyers toured in person.  What a pleasure to work with them to get their home marketed and sold quickly.    And what a nice feeling to know that they are passing on this gem to such appreciative first time home buyers who will absolutely enjoy it for years to come!!

As many of my clients have learned this fall, real estate can be hard work!  There can be so many variables involved in a deal that are tough to predict.  I love to pull up statistics and analyze data, but in the end, data can’t always predict buyer or seller behavior.  After all, it is people we are dealing with when buying and selling homes. And people vary immensely when it comes to their motivations, negotiating styles, and values.

I hear so often from other professionals in my field…
Open houses don’t sell houses.
Print media like newspaper ads and mailings don’t do anything.
Zillow is all that matters.
Social media is the key.
Search Engine Optimization should be an agent’s focus.

The fact is, we don’t know exactly what will resonate with each specific buyer or seller out in the market place.  When listing your property, my job as a Realtor is to assist you with preparing your home to hit the market and then to expose your property to as many likely buyers as possible.  I need to have a good working knowledge of your property  and understand any objections buyers may have so I can address those with solutions whether immediately or with a follow up call or e-mail. When with potential buyers at your home, I am constantly trying to gauge what aspects of you property or location might be most important to highlight with each buyer through simple questions and careful listening.   Not everyone is able to make a decision right away, that is where my patience and persistence pay off.   And then it is making sure your property is constantly being exposed whether on-line, through print media, or networking with other agents.  My job is to sell your home and I will do what it takes to get it Sold!
